Is
a survey really necessary? If you are purchasing property it is standard practice for a lender
to require an appraisal, a title insurance policy, and a boundary survey. These services are required to protect
the lender and purchaser. A boundary survey will depict the size of the property, location of boundary lines and monumented
property corners, location of structures, fences and other improvements relative to the property boundaries so that the buyer
will be informed regarding the purchase being in conformance with zoning and building setbacks. Most
title insurance policies include an exception for any matters which would be discovered on a current survey. Therefore,
if the purchaser does not obtain a survey, and boundary issues are later discovered, the title policy may not provide
protection for a survey related issue. A few examples of survey related issues are:
a. location of a structure encroaching into an easement b. walls, fences,
etc encroaching onto property owned by others c. buildings encroaching into
the established building setbacks d. size of property being different than
purchaser assumed at time of sale Protect yourself... order a survey before closing the deal.
